This Fannin St renovation was all about character. The tenant wanted an industrial feel with modern finishes layered over classic office sensibility — and that vision drove every decision in the space. We diamond-buffed the existing concrete floors to bring out a refined, polished surface that anchors the industrial aesthetic while keeping the space bright and clean. Custom-built cabinetry adds warmth and tailored functionality you simply can't get off the shelf.

The scope went well beyond finishes. The space had no restroom, so we built one from the ground up — framing, plumbing, fixtures, and finish-out. We also replaced hardware and fixtures throughout: new door hardware, all new lighting, and updated details at every touchpoint. The result is a workspace that feels raw where it should and refined where it counts — industrial bones, modern execution, timeless office character.
