01 — Philosophy
3XS is a design-build firm. Architecture, engineering and construction sit under one roof, on one contract, with one team accountable from the first site walk to the final punch list.
That structure closes the gap where most projects lose money: the hand-off between the people who draw the building and the people who build it. Our drawings are made by people who will pour the slab.
We work from Houston, on Houston ground — its clay soils, its flood maps, its heat — for investors who need to know what a project will cost, and when it will open, before they commit.

04 — Process
Three phases, one team throughout. The people in the first meeting are the people on site at the end.
Site analysis, feasibility and investor alignment. We test the numbers before anyone draws a line — zoning, drainage, utilities, cost per square foot, and the schedule that makes the pro forma work.
Architectural development with engineering integrated from the first sketch. Structure, mechanical and envelope are resolved together, and materials are chosen for how they weather here, not how they render.
Construction management, quality control and final delivery by the same team that drew the building. One schedule, one point of accountability, and a handover that matches the render.
05 — Studio
We are architects who read structural drawings and builders who care where the shadow line falls. The studio was founded on the belief that the best buildings come from one room where those conversations happen out loud.
The work runs from single residences to industrial campuses to mixed-use blocks, and that range is deliberate: a warehouse teaches you economy, a house teaches you tolerance, and a clinic teaches you both at once.
Being design-build means we own the outcome. If a detail is hard to build, we find out at the drawing board, not on the day the concrete truck arrives.
